Mutiara Rini

Mutiara Rini, Johor is located approximately 13 km to the north-west of the Johor Bahru City Centre and is easily accessible by the way of the Senai Highway.

Established housing estates surrounding Mutiara Rini are Taman Ungku Tun Aminah, Taman Seri Orkid, Taman Skudai Baru, Taman Nesa, Taman Sri Skudai and Taman Universiti.

Mutiara Rini is located within the Iskandar Development Region (IDR), the country's latest growth corridor measuring 2,217 sq.km. which stretches from Johor Bahru to Senai in the north, the Port of Tanjung Pelepas in the west and Pasir Gudang in the east. Mutiara Rini is expected to benefit from the IDR due to the creation of new jobs and correspondingly, a need for houses and upgrading by existing homeowners.

The creation of Mutiara Rini's Urban Forest with the assistance of expertise from the Forest Reserve Institute of Malaysia (FRIM) features the thematic planting of local species of slow-growing and long-living trees to create a quality environment with an ecosystem that will attract wild birds, insects and small animals. Areas for picnicking and overnight camping are also provided.

Mutiara Rini's house designs feature some of Malaysia's traditional architecture such as the double pitched roof complete with neat lattice works and the 'kampong style' long low windows with horizontal railings fixed across the window. Complementing the traditional features in the design are the more contemporary French and Mediterranean features.

What Makes Mutiara Rini Different From Other Development?

Mutiara Rini's vision is to be a trend-setter in urban design and to transform habitats into liveable, secure and value-added environments.

(i) The planning concept has adopted an intergrated development where each of the
six parcels will function as self-contained developments with open spaces and
schools as the focal point.
(ii) Looking at accessibility, it is well linked to Taman Universiti (Pontian), Taman
Seri Orkid (Skudai) and Senai Highway thus creates good roads network for the

bicycle.
(vi) Infrastructure facilities have been placed underground and road kerbs are at 45
degrees to allow for mounting of vehicles if necessary.
(vii) The construction of primary and secondary schools upfront provides the residents
the comfort of knowing a basic need is provided for when he occupies his house.
(viii) A "House Owner's Manual" is a standard features for all house buyers.
(ix) Regular newsletters are sent to the residents and purchasers informing them on
the progress of physical works and community news.
(x) Awarded the Best Planned Development in two consecutive years from Majlis
Daerah Johor Bahru Tengah (MDJBT) and Malaysian Institute of Planners
(MIP) in 1998 and 1999 respectively.

Mutiara Damansara
Residential Development - A Preferred Address

Mutiara Damansara is one of the addresses in Petaling Jaya with a freehold title located in a prime area.

High appreciation value - Due to its strategic and much sought after location and quality products, residential properties in Mutiara Damansara have experienced high rates of appreciation. The development comprises 515 units of residential houses, mainly double storey terrace houses with the 30% low cost component and few units of semi-detached houses. The project was fully completed in 2005.

183 Ampang

This low rise condominium which was recently completed comprises 43 exclusive units with built-ups ranging from 1600 sq.ft. to 2700 sq.ft. Its ideal location situated at the rear of the British High Commission along Jalan Ampang is perfect for discerning residents who intend to make 183 Ampang their home.
